Bates Smart has designed the first office tower in North Sydney in six years, Leighton Properties announced this week. The international developer revealed its latest scheme – 177 Pacific Highway – on 20 August and plans to occupy 76% of the tower when it completes in 2016.

The Australian arm of Leighton Properties is currently spread across 11 buildings in Sydney and wishes to consolidate its employees in a single office space. Mark Gray, Managing Director of Leighton Properties, explains: “The project will be underwritten by Leighton, which will take a head lease over 76% of the office space. The remaining 10,000 sq m in the tower’s sky rise will be available to other corporates, meeting demand in North Sydney, a market that is experiencing record low vacancy rates.

“Designed by award winning architectural firm Bates Smart, the new development will offer state of the art design elements, large floor plates and sweeping harbour views. It will boast substantial green credentials and is designed to target a 5 Star Green Star - Office Design v3 and a 5 Star NABERS Energy rating.” At a cost of AUS$400m, the 30-storey tower will be located in North Sydney, 3km from the city’s main CBD. The Bates Smart-designed building will benefit from the nearby North Sydney rail and bus interchange which has recently been upgraded as well as a range of retail and service amenities including eight childcare centres.
