Iceberg at the Heart of Tel Aviv

The article deals with the office development, which is the first joint venture between Amot and Gav-Yam, two of the largest investment and development companies in the region. The companies have managed to secure a rarely available central metropolitan site, conveniently located 180m away from Tel-Aviv’s largest train station. The project involves the conversion of the 1.8 hectare city-center site into two office towers with an overall area in excess of 160,000m², extensive commercial facilities and a generous split-level landscaped public space.

The project as a whole (both phases) were conceived as a response to the site particulars, as well as to statutory constraints. The 1.8 hectare site is large, for a central city site, and was available to the developers in parcels, which required phasing of the planning applications as well. This is due to different ownership of parcels, different permit types, and building rights per parcel, etc.

In order to accelerate Phase 1, the team had to combine environmental constraints (solar orientation, wind and seismic loads, subterranean water levels (due to proximity to the sea), etc.) with legal and statutory ones.
