Development Concept of Tongzhou

Since 2011 UNS tudio has been working closely with Perennial Real Estate Holdings on developing the strategy for the Tongzhou Central Business District. The city with the same name originated in the region back in 195 BC. Although after the economic reforms of Deng Xiaoping it was absorbed by the rapidly growing Chinese capital. It became a part of the Tongzhou metropolis and was renamed into Tunsyan, but in 1997 the city returned its former name.

Today the quarters of Tunchzhou are comfortably stretched on the northern tip of the Grand Canal, where at the end of Chang’an Avenue it joins the Tunhueyhe River, and the area is considered as the eastern gate of Beijing. It is very accessible from different places: Downtown Tongzhou itself lies twelve miles due east of central Beijing, at the northern end of the Grand Canal (on the junction between the Tonghui Canal and the Northern Canal) and at the easternmost end of Chang’an Avenue.

The entire district covers an area of 906 sq km (350 sq mi), or 6% of Beijing’s total area. It had a population of 673,952 at the 2000 Census, and has seen significant growth and development since then, growing to a population of 1,184,000 at the 2010 Census. The design for UNStudio’s mixed-use development forms part of the overall vision for the site, based upon which the 1,000,000 m2 development will be implemented. Implementation will take place in two phases, with site works scheduled to commence in June 2013 and realization planned for 2016. The complex will house a hotel, offices and dwelling. In uniting the towers stylobates will be placed trade facilities, and transportation nodes have been transferred to the underground level.
