In proximity to LoDo (Lower Downtown Historic District) and Denver’s Central Business District, 1144 Fifteenth Street is a forty-storey office tower comprising twenty-seven floors of Class-A office space atop a thirteen-storey podium comprising retail, restaurants, a fitness centre and an 880-space parking garage with ample parking for bicycles.
As Denver’s first tower of this scale and size in nearly three decades, 1144 Fifteenth has been designed as a new benchmark for high-rise Class-A office space. 1144 Fifteenth is the second project in Denver to be designed by Pickard Chilton for Hines.
The elegant tower and its massing have been designed to be evocative of the surrounding Rocky Mountains and to establish a geological metaphor within its urban context. Rising 617ft, 1144 Fifteenth will be the fifth tallest tower in Denver.
As a next-generation workplace, 1144 Fifteenth looks to offer a free-flowing and flexible work environment. Clad in a richly crafted high performance glass and aluminium curtain wall, the tower’s office floors will feature floorto- ceiling glass with dramatic views of the Rockies.
Drawing upon the latest requisites for contemporary workplace design, which also extend to public spaces, the elegant double height daylit lobby has been specifically designed to serve as a hub of innovation and serves as a yearround meeting place for casual collaboration and face-to-face encounters.
The lobby’s timeless palette of natural stone, wood and stainless steel accents serve as a statement of its distinguished quality and grandeur. Manned, 24-hour security and sophisticated security systems offer occupants peace of mind with a high level of access control.
Currently in Schematic Design, the high-performance office tower will be located on what is currently a parking lot between Arapahoe and Lawrence streets and adjacent to the Four Seasons Hotel. In close proximity to major commuter arteries, light-rail platforms and the 16th Street Mall shuttle, 1144 Fifteenth offers convenient access to and from all of Denver. Construction is expected to start in May 2015 and be ready for occupancy in late 2017.
